2026 Summer Updates

Greetings Bocovina and Bocovina East Homeowners! To keep all informed, below are some updates since our March 2026 annual meeting:

1.Roads and Storm Sewers Project:

Kit O’Kray volunteered to lead the research into this topic, building upon phase 1 interior inspection results and Michelle Spencer’s efforts thus far. THANK YOU KIT!! Kit stepped up as she really loves doing research and she’s had similar project experiences of private road maintenance and working with township offices.

For 2026 needs, the goal of this research is to explore and fully understand ALL our options, township involvement and process if needed, resources available, future timing estimations, and overall cost projections. Kit will share progress with Board of Directors as the year goes on, helping to set the stage for budget planning needs for 2027+. We will continue to keep everyone in the loop as this progresses. 2.Road pothole repairs:

In early June, we executed pothole repairs with Great Lakes Asphalt for Union Lake entrance as well as Bocovina/Bocovina East roadways. In the end, 21 areas were patched and the feedback from many has been very positive! Appreciate everyone’s support during the repair time!

3.HOA Island maintenance / beautification:

A big THANK YOU to Gary Shegina!! Based on some questions about HOA Island upkeep in March’s meeting, Gary volunteered to clean up the HOA Islands, including the Union Lake entrance. This included raking, cleanout and trimming. We greatly appreciate Gary’s efforts, and Islands look great overall. He did relay some bushes may need to be replaced soon, so this can be included in 2027 budget.

4.Retention Pond fountain:

Huge THANK YOU to Mike and Kit O’Kray for installing new fountain! Per Mike’s research and recommendation, the HOA Board purchased the new fountain and Mike installed it in early June. Looks great, even has lights, and runs much more often; great upgrade from what we previously had in place! Also, as a reminder, while it looks very inviting to cool off, it’s a retention pond and not a swimming hole 😊

5.Mailbox Stands:

Since March meeting, the Board assessed mailbox stands to determine what maintenance may be needed, why, timing, and costs. As we do not have this in budget for 2026 and there is nothing determined as an urgent safety or aesthetic need at this time, we will continue to monitor and plan accordingly for 2027. If you have a specific concern or suggestion, please reach out directly to one of the Board members to discuss.

6.HOA Dues Reminder:

Friendly reminder of new late fee approach regarding dues (past 90 days) effective July 1, 2026. Anything that is 90 days past due will incur an additional $25 fee.

7.Stop Signs and Speeding:

In our efforts to address speeding and stop sign adherence, we continue to partner with White Lake Police.One additional approach we’re exploring is portable (removable) speed bumps along Carpathian and Suchava, as these tend to be the main “drag strip” sections of our neighborhood. We are researching currently the costs, options, any restrictions, etc, and will keep everyone posted on what we find. In the meantime, please be mindful of speed limits and full stops at stops signs. Let’s all stay safe!

Please ensure you have an active email on file for the HOA website as we utilize this for outreach, updates, communications, etc. And check out our FaceBook page too for community engagement and support 😊

Welcome Spring ----and Pothole season!

With our Spring season finally here, it's also Pothole Season!


Regarding potholes at entrance off of Union Lake, we've reached out for quotes to repair in more professional way to last longer than our historical approach. Expect to know more next week once we get cost quotes back. Took pictures of the 2 main ones, plus a couple of 'baby' potholes starting. Will keep you posted, and appreciate your patience/support. Any questions/concerns, please let me know.

Annual HOA meeting outcomes - what's next?

The new Board of Directors met April 6th to discuss focus areas since 3/31 meeting and next steps. Based upon your feedback, we wanted to share the "whats next?" following steps to begin addressing your comments:


  • Islands maintenance / clean up - securing bids for fertilizing and seasonal trimming/clean up
  • Updates of mailbox structures - evaluate current structures to determine needs and prioritize where to start (as this was not part of 2026 budget proposal). Determine materials needed, costs, and timing. More details to come.
  • Stop signs / speeding concerns - researching options specific to solar powered monitoring systems, costs. Will continue to partner with White Lake Police for ideas.
  • Storm sewer / roads project - recruiting volunteers to assist with research understanding and outreach. More to come on this topic. :)


Next Board of Directors meeting is May 11th, so please let us know if you have any questions/concerns on this or any other topic. Goal is to keep everyone in the loop on what's on our radar; and really appreciate everyone's help!

Quarter 2 dues for 2026 have been invoiced for all homeowners. Please log into your account to ensure dues are paid up to date. As a reminder, timely dues payment is a critical part of our operating income and can be made via check, ACH, and/or debit/credit card. Highlights of March 2026 Annual HOA meeting

A big thank you to all that attended plus completed proxy voting cards! With your participation, we acheived 54% involvement! Woohoo!!


The meeting minutes will be posted and distributed to all homeowners by April 6th, and below are some main highlights of what was discussed:

  • Elected 2 Board of Director members for 2 year term (Chris Quakenbush and Jeri Stonewall). Sandy Murphy has 1 more year on Board, plus role of Secretary
  • Financials review of 2025 budget outcomes plus proposed 2026 budget; both approved and posted on website under "documents / annual meeting / 2026"
  • Approval of 2025 Annual meeting minutes (posted under "documents / annual meeting / 2025")
  • Storm sewer and roads update - requesting volunteers for committe to further research need, costs, resources, and timeline (for more details, refer to 2024 detailed report under "projects" folder
  • Open questions / concerns from attendees included common area island maintenance, new mailbox structures, snow plowing, speeding and stop sign concerns, and retention pond fountain. Several ideas voiced, with related actions to be discussed by new Board of Directors on April 6th. More details to come......

HOA Storm Sewer Update (phase 1)

Phase 1 of Storm Sewer repairs are completed! And under anticipated budget (which is good news for initial phase). No major surprises as of yet, and planning for phase 2 underway; currently soliciting bids on exterior work to be done late Fall / Winter. (for details, see project folder).
